We offer custom designed remodel and addition plans for those clients who have a vision outside of what may already exist. We do not limit hours or revisions on custom house plan designs. The cost to design a custom plan is based on the total final square footage. We work with each client through an initial discovery call to identify style, flow, layout, any unique aspects of the plan, as well as a target square footage.

We typically conduct this meeting over the phone, but if you prefer a face-to-face discussion, we’d love to meet over coffee. In the schematic design stage, we explore potential solutions through diagrams, site and floor plans, and conceptual elevations or renderings. This process refines your vision, ensuring the design is both functional and buildable while aligning with your goals.

Once your design is approved, we create a comprehensive set of construction documents required for permits and contractor pricing. These detailed plans may include:

To accurately capture all the discussions and decisions made throughout the design process, we also develop precise documents outlining trim details, built-ins, doors, and surface elements. These documents set clear quality expectations in both written and visual formats, ensuring your final design matches your vision.

Well-prepared construction documents also help contractors provide accurate bids, reducing unexpected costs and last-minute decisions during construction. Additionally, they serve as a reference to maintain design integrity and streamline the building process.

At the end of this stage, we continue to support you as your advocate, assisting in the contractor selection process if needed.
