Minor Modifications
Starting at $350

Moderate Modifications
Starting at $750

• Garage or porch resizing
• Stair relocations
• Foundation type conversions (slab, crawlspace, basement)
Major Modifications
When requested changes significantly alter the layout, structure, or square footage of a plan, the project may transition to a fixed custom design fee.
Projects involving approximately 20% or more layout changes, or adjustments of approximately 500 square feet or greater, are typically considered redesigns rather than simple modifications.
In these cases, pricing follows our standard custom design rates:
Heated & Cooled Space: $1.50 per square foot
Unfinished Areas: $0.75 per square foot
