Custom House Plan Design

We offer custom designed house plans for those clients who have a vision outside of what may already exist. We do not limit hours or revisions on custom house plan designs. The cost to design a custom plan is based on the total final square footage. We work with each client through an initial discovery call to identify style, flow, layout, any unique aspects of the plan, as well as a target square footage.

Consultation

This is where your ideas start coming to life! Bring us your napkin sketches, Pinterest boards, and inspiration—we’re excited to hear your vision. We typically conduct this meeting over the phone, but if you prefer a face-to-face discussion, we’d love to meet over coffee. During your consultation, we’ll get to know you, understand the scope of your project, and provide pricing details along with information on booking our services.

Basic Design Phase

Once we receive your deposit and signed contract, one of our designers will begin crafting your dream home. After one or two rounds of revisions, you’ll be one step closer to breaking ground—unless you're building on a crawl space, of course!

During this phase, your project truly starts to take shape. Your active involvement is essential to achieving the best possible outcome.

In the schematic design stage, we explore potential solutions through diagrams, site and floor plans, and conceptual elevations or renderings. This process refines your vision, ensuring the design is both functional and buildable while aligning with your goals.

Construction Documents

Once your design is approved, we create a comprehensive set of construction documents required for permits and contractor pricing. These detailed plans may include:

To accurately capture all the discussions and decisions made throughout the design process, we also develop precise documents outlining trim details, built-ins, doors, and surface elements. These documents set clear quality expectations in both written and visual formats, ensuring your final design matches your vision.

Schematic Electrical Layout at 1/4” or 1/8” scale

Building Cross Sections
